Property Condition Assessment (PCA) as per ASTM E-2018

A property condition assessment for commercial real estate is often completed in accordance with the American Society for Testing and Materials (ASTM) Standard 2018.  The official title of the standard is "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.  The purpose of the standard is to establish good commercial and customary practice in the United States for a baseline evaluation of the property during a walk thru survey and conducting research as defined in the guidelines.  Independent Property Inspection Consultants of Pittsburgh Pennsylvania performs these PCA's for clients including lenders, banks, commercial property buyers, and other clients.  If you want to review the ASTM Standards click on the pdf link below.  A sample copy of our inspection agreement can be viewed below.  A new revised sample report will be posted soon.  Thank you for your interest.

Commercial Building Inspection

Residential Home Inspections

Real Estate Environmental Site Assessment Services

Independent Property Inspection Consultants (IPIC) performs Transactional Environmental Screenings (TES) in accordance with ASTM E-1528-14 Standard Practice for Limited Due Diligence: Transaction Screen Process.  This process is for those who wish to conduct a limited environmental due diligence.  This is less than a Phase 1 Environmental Assessment and does not qualify as an environmental assessment under the Comprehensive Environmental Response, Compensation, and Liability Act.  The Transactional Environmental Screen should not be used with known current or historic properties handling hazardous substances or petroleum products.   The goal of a transactional screen is to identify potential environmental concerns as defined in Section 3.2.35.  Please download the standard and review.   Please call for a Phase 1 Environmental Site Assessment and more information.
